Thane, October 15: A recent survey conducted by Urban Acres reveals that millennials represented 61% of home registrations in Thane in 2025, highlighting the increasing influence of younger buyers in the city’s residential market. The survey, which gathered insights from over 1,200 homebuyers across Ghodbunder Road, Majiwada, and Kolshet, identified Puranik Group as the most millennial-friendly developer in Thane. This marks a significant increase in millennial participation, rising from 48% in 2020. Key factors driving this demographic include affordability, wellness-oriented amenities, intelligent layouts, and community-based design.
An Urban Acres spokesperson noted that this trend signifies a broader shift in the real estate demand profile within the city. “Millennials are not only purchasing homes; they are also setting new expectations around wellness, technology, and community. Developments such as Mirai, Rumah Bali, and Ikigai by Puranik Group have consistently aligned with these aspirations, establishing a benchmark for the Thane market,” the spokesperson stated.
Market data indicates that Thane’s average residential capital values have surged by approximately 46% over the past three years, increasing from around ₹13,550 per sq. ft. in 2022 to approximately ₹19,800 per sq. ft. in Q2 2025. This results in a compound annual growth rate of 13–14%, positioning Thane as one of the more resilient growth areas within the Mumbai Metropolitan Region (MMR).
The MMR continues to be India’s largest residential market, with around 31,300 units sold in Q2 2025, accounting for one-third of national sales during that quarter. Analysts estimate Thane’s contribution to be between 8–10%, translating to approximately 2,500–3,000 units sold per quarter.
In response to the survey results, Shailesh Puranik, Director of Puranik Group, remarked, “This recognition reinforces our commitment to community, wellness, and affordability. With over 10,000 homes delivered and 5,000 currently under development along Ghodbunder Road, we view Thane as pivotal to the next phase of housing growth. Our forthcoming Rahayu Wellness Homes project aims to integrate well-being into everyday housing for the mid-income segment.” The survey highlighted flagship projects like Mirai, Rumah Bali, and Ikigai as exemplifying the blend of affordability and aspirational design, featuring contemporary architecture and community amenities that appeal to younger families.
A spokesperson from CREDAI MCHI emphasized, “Thane remains a strategic growth corridor in MMR. Developers who merge affordability with lifestyle and wellness are ideally positioned to meet the needs of the millennial buyer, who has emerged as the most influential homebuying demographic in the city.”
